Scheduling

Each HGI schedule is carefully prepared for a specific project and displays the relationships between associated activities in a usable presentation for control of the project. An in-depth review of the documents and site environs ensure that the established activity duration and relationships accurately reflect the necessary work efforts.

At the budgetary stage, we visit the project site and assists in developing the project scope (or definition) for which the schedule is being prepared. To assist in the scheduling process, we have developed a number of schedules for projects which contain activity structure, logic and durations based on productivity rates applicable to the specific sites and types of facilities for which schedules are being prepared.

Most preliminary engineering schedules are developed from drawings or sketches, along with some written or verbal description of the proposed project. Our schedulers are skilled in developing schedules that incorporate the known information, as well as, assumptions regarding project phasing, which are not always defined at the preliminary stage. Working with the cost estimators, our schedulers refine durations and logic based on measured quantities and estimated labor.

Final design and bid schedules may be developed in a CSI or trade format in order to more closely correspond with contractor proposal schedules which facilitate the evaluation and selection process. All final schedules are based upon industry standard practices and historical performance data. And the durations are based on the estimators measured quantities for each construction item. Each activity can also be cost/resource loaded based on the estimate along with any project coding to generate the various types of reports specified by the client.

Project Management Scheduling: Complex installation projects require more than construction schedules to ensure timely completion. The entire project management process must be included in cost loaded, critical path schedules to ensure project performance. In our scheduling approach, we use industry best practices for effective activity definition related to elements and key project milestones. Logical relationships are identified and detailed predecessor and successor relationships are established to properly drive the schedule using the Critical Path Method (CPM). Our Senior Schedulers, considered experts in using the Primavera® scheduling system, develop resource, cost and duration data for each activity in accordance with the centralized code structures. Using this approach we develop and support the project execution master schedule using hierarchy based on the WBS coding structure. Risk analysis may be performed as necessary to identify the most likely cost and completions date based on assigned probable cost/duration and likelihood of occurrence.

Schedule Updates: Once a baseline schedule is established, all commitments made on the program are represented by a cost and resource loaded CPM schedule. The commitment baseline is used to track, monitor and forecast the execution of the work. Monthly updates are reviewed by senior management staff and subsequently used to validate the work performed, approval of payment and overall status of the program.

Project Planning, Scheduling, & Controls

We have handled or assisted in the planning, scheduling activities and project controls for a wide variety of construction projects. Our involvement can commence from the early stages of design through completion or start up. The degree of responsibility assumed by us reduces the risk of error that results from mis-managment of time, cost and manpower.

Some devices utilized by HGI to insure that you are kept informed and the project flows smoothly are:

Regularly scheduled progress reports using a CPM or Gant Chart method created using computer applications such as, P3 Primavera, or SURETRAK also by Primavera and Microsoft projects.

Project Management

The task of project management (involving contractual agreements, preconstruction planning, cost control, scheduling, accurate record keeping and organization, and contract administration through completion) successfully executed, determines profitability. As consultants, HGI will represent the client company to provide total project management by coordinating field and office operations to insure successful, on time progress from project inception though completion.

With limited Construction Management, HGI will manage details including working with Architects to keep project costs down and work with Contractors to maintain project schedule.
We apply our leadership skills to plan and direct the project team towards success. Our proactive approach encourages designers, contractors and vendors to work together to achieve the Owner’s quality, cost and schedule objectives. By building positive working relationships among the project team members, we facilitate timely resolution of the problems and conflicts that are intrinsic to the design and construction process.Our documentation creates a thorough project record. Starting with an initial project plan that articulates the project scope, schedule and budget parameters, we create a series of clear and concise monthly reports that monitor and track all project activities. We use these documents as management tools for the project team, as a means to communicate project progress and as components of the permanent project record.

In addition to our "FEE FOR SERVICES", Our fees can also vary with the scope and type of Project. Our preferred method of compensation is by lump sum fee based upon agreement with the client regarding the size of the project, the schedule, and the scope of our services. Other methods of compensation include monthly retainer and hourly billing. In those cases when the scope of services is defined in advance, not-to-exceed limits may be utilized.

Regardless of the compensation method chosen, our fees are only a fraction of the amount of savings we produce through efficient management and coordination of all project activities. We have a proven track record of assisting our clients to achieve substantial reductions in construction costs without sacrificing construction quality.
